Living in Hollow Hills
Most of the land was mapped before Simi Valley became a city in 1969. The name goes back a long way in the records: a Hollow Hill Farms, Inc. is listed as an easement holder on the 1960 maps for Tract 1165. The early blocks are mostly modest one-story houses. Tracts mapped by partnerships tied to Paul E. Griffin Jr. introduced two-story plans in 1963, Calmark companies recorded condominium maps in 1980 and 1987, and small 1990s subdivisions filled the last open lots. Home sales use subdivision names such as Jade Hills, Trend, New Horizons and Parklane West.
Royal High School's campus sits on the south side of Royal Avenue, within the neighborhood. Hollow Hills Elementary on Gibson Avenue admits students by lottery and has no neighborhood boundary. Crestview Elementary and Hillside Middle are also nearby, and the district's boundary maps show the schools for each address. Across Royal Avenue is Rancho Simi Community Park, known locally as Duck Pond Park, with the city's only public swimming pool and a link to the Arroyo Simi bike path. Sycamore Park, just east on Planetree Avenue, has a disc golf course and a rock outcrop called Elephant Rock.
The lay of the land
Early-1960s one-story tract blocks south of Royal Avenue, with mid-1960s two-story plans, 1970s additions, two Calmark condominium complexes and 1990s small-lot infill, running from the Royal High School campus down to the southern foothills
Hollow Hills has no official boundary. This guide groups the recorded tracts south of Royal Avenue between First Street and Sycamore Drive. Tract 1320 (Whitcomb, Haven, Rosecrans and Stinson streets, south of Royal) is covered with the Sunkist Tract. Builder names are the owners of record on county tract maps, which were not always the companies that built the houses.
