About

Living in Patricia

According to the Simi Valley Historical Society, Ingram bought the land from Pacific States Savings and Loan in the spring of 1947 and sold it in small acreage pieces so buyers could build their own houses, at a time when several chicken and egg ranches were still working nearby. Patricia Avenue, first called Patricia Street, was named for Ingram's daughter, and Galt, Williams and Hubbard streets carry the names of early buyers. The 1948 map covers the avenue from near First Street to about Hubbard Street, where many original lots still measure a half acre to an acre.

Starting with a 64-unit condominium tract in 1978, denser housing has filled in many of the deep lots, including newer tracts on Williams Street, Watercrest Way and the 1400 and 1500 blocks. Willowbrook Park, a small pocket park, sits just off the avenue's west end, and Rancho Simi Community Park and Royal High School are a few blocks south on Royal Avenue.

The lay of the land

A mid-valley street of 1940s acreage lots that has filled in over the decades with small condominium and townhome tracts, a short walk from Los Angeles Avenue shops and Royal Avenue schools and parks.

Some county records and the Simi Valley Historical Society call the street Patricia Street; it is signed and addressed today as Patricia Avenue.
