Big Sky
Big Sky is the master-planned community that fills Sand Canyon at Simi Valley's northern edge, north of the 118 Freeway at the top of Erringer Road. Shea Homes led the development, and the tract maps were recorded between 2003 and 2005. About 750 homes went up, most of them from 2005 to 2007, in nine production villages plus roughly 30 custom estates.

Living in Big Sky
The city's Whiteface Specific Plan, adopted in 1992, set aside about 1,009 acres of Sand Canyon for up to 847 homes and kept more than half of that land as open space. The plan calls this area Big Sky Ranch, and Big Sky Ranch Company was one of the landowners. Shea Homes and D.R. Horton were owners of record on the first final map in 2003. D.R. Horton later owned the section that holds about 260 homes, and Standard Pacific held the lot options on two 2005 maps. A 2026 city environmental notice counts about 738 homes built.
Streets are public everywhere except the gated enclave of 54 homes north of Lost Canyons Drive that online maps call Glenmeadow. Owners belong to the Big Sky Association, a master association managed by GM Management. The Rancho Simi Recreation and Park District runs Big Sky Park on Lost Canyons Drive and the Big Sky Trail, which most people join at Erringer Road or Lost Canyons Drive. In August 2026 the city approved an environmental addendum for the separate Lost Canyons project, which plans 364 more lots, most of them north of Lost Canyons Drive.
The lay of the land
Production villages on the canyon floor, about 30 custom estates on larger lots, and open-space hillsides around the edges, with Big Sky Park and the Big Sky Trail close by
Tioga, Windstone and The Bluffs are the village names most often used in home sales. The other village names come mostly from community-drawn online maps and may not match the builders’ original marketing names. County records and online maps spell some streets differently, for example Milestone vs. Millstone Avenue and Soft Whisper vs. Soft Whispers Court.
