Living in Mountain Valley
The maps were recorded while this was still unincorporated county land, before Simi Valley became a city in October 1969. Surveys for three of them were made for the Larwin Company, and the owners of record were Saratoga Homes, Summit Homes, Seagate Investment Corp. and Valiant Investment Co. The last map, Tract 1933, also created the association's 2.31-acre club lot and a 9.34-acre school site across Justin Avenue, now Justin Early Learners Academy.
Most houses use a few plans: one-story models of about 1,670 to 2,015 square feet and two-story models of about 2,500 to 3,090, mostly on lots of about 6,500 square feet. Dues of about $65 to $70 a month cover the club, which has two pools, two tennis courts, a basketball court and playgrounds. Houses built in 1967 with the same plans south of Los Angeles Avenue are sold under the same Mountain Valley (Berylwood) name, but they have no association and are covered on the Berylwood page.
The lay of the land
Late-1960s one- and two-story tract houses on a grid of streets and short courts. A members-only club with pools, courts and a park sits near the center, facing a school campus across Justin Avenue.
Homes here are sold under the name Mountain Valley (Berylwood), which is also used for the 1967 houses of Tract 1551 units 3 and 4 south of Los Angeles Avenue. County records show those blocks use the same floor plans, but they have no association and are covered on the Berylwood page. This page covers the five 1967–68 maps north of Los Angeles Avenue, Tracts 1933 to 1937, whose 453 houses match the association's 453 units. The nine houses of Tract 2333 at Cochran Street and Elmdale Avenue are on a separate map recorded in November 1974 and are not counted here.
