About

Living in Texas Tract

The first tract maps were recorded from 1961 to 1963, while this was still unincorporated county land cut from the 1920s Kadota Fig Farms subdivision. After Simi Valley became a city in 1969, newer tracts filled the remaining gaps: JBR Development's homes on Texas and Summit avenues in 1976, Calmark's El Paso Avenue houses and Park Lane townhomes in 1978, the Alamo Villas condos in 1983 and D.R. Horton's Belwood Place in 2018.

Big Springs Elementary sits inside the neighborhood, and Valley View Middle School and Houghton-Schreiber Park are just across Tapo Street. Many homes on the east side of Texas Avenue back onto the golf course. The older single-family streets have no HOA. Across Tapo, a small 1960 tract with Alaska street names is a separate neighbor.
