The short version

Agoura Hills at a glance

Agoura Hills is the Los Angeles County end of the Conejo Valley, a city of about 19,600 people (state estimate, January 2026) on 7.8 square miles where the Simi Hills and the Santa Monica Mountains crowd in on the Ventura Freeway. Residents voted for cityhood in 1982. Westlake Village and Oak Park lie to the west and north, Calabasas to the east, and national parkland rises on both sides of town.

The 101 splits the city in two. Most homes sit on the gentler ground north of it, from the late-1960s streets of Hillrise and lakeside Lake Lindero to master-planned Morrison Ranch and the horse properties of Old Agoura. South of the freeway are the civic center below Ladyface Mountain, the Agoura Village district on Agoura Road and a few hillside pockets. Just past the city line, Cornell, Malibou Lake and Seminole Springs share the 91301 ZIP code under county rule.

Families here use Las Virgenes Unified schools, city parks and trailheads into Cheeseboro Canyon and Paramount Ranch. Wildfire is part of local life: most of the city is mapped as Very High fire hazard, and the 2018 Woolsey Fire emptied the whole town. The Wallis Annenberg Wildlife Crossing over the 101 at Liberty Canyon is set to open on December 2, 2026.

This area covers the City of Agoura Hills (7.82 sq mi, Los Angeles County, ZIP 91301) plus the unincorporated county communities with Agoura Hills or Agoura 91301 addresses: Cornell, Malibou Lake, Seminole Springs, the estate pockets along Kanan Road (Medea Valley Estates and neighbors) and the Triunfo/Lobo canyon area. Homes on Wagon Rd, Hunt Club Ct, Malibu View Ct, Mulholland Hwy, Triunfo Canyon Rd and Cornell Rd south of the city line are in unincorporated county territory, while Park Vista Rd (Liberty Canyon) and Fairview Pl (Old Agoura) are inside the city. What is left out or folded in: (1) Peacock Ridge Road and Saratoga Hills/Saratoga Ranch are in Calabasas and are excluded. The Peacock Ridge on this site is a different community, an HOA on the city's map near Lindero Canyon Middle School. (2) Labels such as Malibu Junction, East Agoura, Historic Quarter, South End, Midtown, Downtown Agoura Hills, Upper Downtown and North Village show up on some online maps and real-estate websites, but the city, HOAs and local news don't use them for residential areas, so none gets its own page. (3) 'Chesebro Canyon' is the NPS Cheeseboro/Palo Comado parkland reached through Old Agoura, so it is folded into Old Agoura. (4) Agoura Village is the city's 135-acre specific-plan district along Agoura Rd and is kept as a district page because the city is steering new housing there. (5) 'Forest Cove' is this site's umbrella name for the HOA cluster between Reyes Adobe Rd and Hillrise (Oak View Ranch, Oak View Gardens, Chateau Park, Chateau Creek). It comes from Forest Cove Park and Forest Cove Lane, not from any of the four associations. (6) Indian Hills, an official hillside overlay south of the freeway, is the parent for the Agoura Hills Country Estates and The Terraces associations. (7) Triunfo/Lobo canyon homes have both 91301 and 91361 (Westlake Village) addresses; this site covers the 91301 side near Kanan Rd. (8) Lake Lindero, Peacock Ridge, Morrison Ranch and Fountainwood border Westlake Village or Oak Park (Ventura County) but are inside Agoura Hills. (9) Only ZIP 91301 is listed. 91377 is mainly Oak Park, and 91376 is a P.O. box ZIP.

Who represents Agoura Hills

Local governmentCity of Agoura Hills. A five-member City Council sets policy and a city manager runs day-to-day operations. City Hall is at 30001 Ladyface Court, (818) 597-7300. Los Angeles County governs the unincorporated communities in this area directly: Cornell, Malibou Lake, Seminole Springs, the Kanan Road estate pockets and the Triunfo/Lobo canyons.
CouncilThe five councilmembers serve staggered four-year terms, and each year the council picks one of them as mayor. For 2025–26 the council is Mayor Jeremy Wolf, Mayor Pro Tem Deborah Klein Lopez and Councilmembers Kate Anderson, Chris Anstead and Penny Sylvester. Three seats were up in 2026, but only three candidates filed. On August 19, 2026 the council canceled the November 3 council election (Resolution 26-2145) and appointed Chris Anstead, Morgan Roth and Jeremy Wolf to four-year terms (2026–2030). They are to be sworn in at the council's reorganization meeting on December 9, 2026.
County supervisorLos Angeles County Supervisorial District 3: Supervisor Lindsey P. Horvath, in office since December 2022. She won a second term outright in the June 2, 2026 primary with about 66% of the vote.
State AssemblyAssembly District 42: Jacqui Irwin (D-Thousand Oaks). She is not running for the Assembly again because she is the Democratic nominee for Congress in CA-26, so voters will choose a new AD 42 member on November 3, 2026.
State SenateSenate District 24: Ben Allen (D-Santa Monica). His Senate term ends in December 2026 and he is running for state Insurance Commissioner, so voters will choose a new SD 24 senator on November 3, 2026.
CongressCity of Agoura Hills: CA-26, Rep. Julia Brownley (D). She announced on January 8, 2026 that she would not seek re-election. The November 3, 2026 race is Jacqui Irwin (D) against Sam Gallucci (R). Unincorporated Cornell, Malibou Lake and Triunfo area: CA-32, Rep. Brad Sherman (D).
Look up your addressFind your representatives

These are the officeholders as of October 2026. The November 3, 2026 general election may change some of them: CA-26, Assembly District 42 and Senate District 24 are open seats, and CA-32 is also on the ballot. New state legislators take office in December 2026 and new members of Congress in January 2027. Supervisor Horvath was already re-elected in June, and the city council race was canceled. Under the district maps used for the 2026 election, including the congressional map approved with Proposition 50, addresses in the city (such as City Hall, Medea Valley Dr and Fairview Pl) are in SD 24, AD 42 and CD 26, and unincorporated addresses on Cornell Rd, Triunfo Canyon Rd and Wagon Rd are in SD 24, AD 42 and CD 32. Confirm any address with the state lookup tool after election day.

Fire & safety

Wildfire and emergency readiness

Most of Agoura Hills is wildland fire country. On CAL FIRE's 2025 Fire Hazard Severity Zone map, as shown in the city's GIS, about 6.1 of the city's 7.8 square miles are Very High. About 0.6 square mile is High, about 0.6 is Moderate, and roughly half a square mile is non-wildland. Unincorporated Cornell, Malibou Lake, Seminole Springs and the Triunfo/Lobo canyons sit in steep Santa Monica Mountains terrain; look those addresses up in CAL FIRE's FHSZ viewer (osfm.fire.ca.gov).

Evacuation zones: the city's Evacuation Plan (September 2020, updated November 2022) divides Agoura Hills into nine zones, AGO-C301 through AGO-C309. Each zone has an assigned exit route, mostly to US 101 by way of Reyes Adobe Rd, Kanan Rd, Agoura Rd or Liberty Canyon Rd; one zone heads north on Kanan Rd toward Lindero Canyon Rd. Chesebro Rd is also a main evacuation route, and Old Agoura has its own section and map in the plan. Zones are kept in Genasys Protect (formerly Zonehaven). Go to protect.genasys.com, enter your address and write down your zone ID, because warnings and orders are issued by zone. Unincorporated areas have Los Angeles County zones in the same system. A state-required Draft Evacuation Analysis (December 2025) went to the City Council in May 2026. The city says it studies route capacity and is not a new evacuation plan, so the 2020 plan stays in effect.

Alerts: sign up for AH Alert, the city's text, phone and email notifications (accountportal.onsolve.net), and for Alert LA County (ready.lacounty.gov). The city also points residents to Watch Duty, SCE's power shutoff notices and Ventura County's VC Alert for the Oak Park side.

Past fires: the October 1978 Agoura–Malibu firestorm burned from the Agoura and Cornell area toward the coast. On November 8, 2018 the Woolsey Fire (96,949 acres, 1,643 structures, three deaths) forced the evacuation of all of Agoura Hills, Oak Park and Malibou Lake. It crossed the 101 overnight and destroyed more than 100 of the roughly 215 homes at Seminole Springs, dozens at Malibou Lake and most of Paramount Ranch's Western Town. In January 2025 the Kenneth Fire, east of town, brought evacuation warnings to parts of neighboring Oak Park.

Preparing: the city has a Community Wildfire Protection Plan and a community wildfire risk assessment project. Its preparedness page explains defensible-space zones. With the Agoura Hills Fire Safe Council it offers free ember-resistant vent mesh while supplies last (agourahillsfsc.org).

Getting around

US 101 (the Ventura Freeway) runs east–west through the middle of town, with exits at Reyes Adobe Rd, Kanan Rd, Chesebro Rd and Liberty Canyon Rd. Canwood St runs beside it on the north side, and Roadside Dr and Agoura Rd run beside it on the south. Westlake Village and Calabasas are a few minutes away, Warner Center in Woodland Hills is about 10 miles east and downtown Los Angeles is about 35 miles. Kanan Road heads south over the Santa Monica Mountains as Kanan Dume Road to Malibu and Pacific Coast Highway, and Mulholland Highway links Cornell and Malibou Lake. Transit: LA Metro Line 161 stops along Agoura Rd, Roadside Dr, Kanan Rd and Thousand Oaks Blvd, connecting Westlake Village with Calabasas, Woodland Hills and Canoga Park. LADOT Commuter Express routes 422 and 423 use park-and-ride lots at Kanan and Canwood and at Kanan and Roadside. Route 422 runs on weekdays to Hollywood and downtown LA. The city runs Dial-A-Ride for riders 50 and older or with disabilities, and AH-GO, an app-based shared ride for adults. Check current schedules with each operator.

HOAs here

The city's planning map shows 30 homeowners associations. By land area the largest are Morrison Ranch, Lake Lindero (mapped as Lake Lindero Country Club), Fountainwood, Hillrise Open Space and Liberty Canyon. Morrison Ranch alone has about 1,225 homes, according to The Acorn. Smaller condo and townhome associations include Liberty Canyon Townhomes and Rondell Condominiums in Liberty Canyon, Town & Country near Kanan Rd, and Agoura Country Townhomes, Westlake Villas, La Morada and The Arbors in Old Agoura. The General Plan notes that many associations' CC&Rs limit building on their open-space lots, and that Morrison Ranch and Chateau Park own and maintain large open-space areas. Apart from its small condo complexes, Old Agoura is not on the HOA map; the Old Agoura Homeowners group (oldagoura.org) works to keep the area rural. Rentals include the 336-unit Avalon Oak Creek apartments, built in 2004 and served by bus stops on Kanan Rd. Outside the city, Malibou Lake is a private lake club community and Seminole Springs is a resident-owned mobile home cooperative (since 1986). Buyers should confirm a property's association, dues and CC&Rs during escrow.
