About

Living in South Hills

The homes went up in phases. The smaller plans, roughly 2,300 to 3,000 square feet, came first in 1999 on the western half of Rudolph Drive and on Covington Avenue, Hailey Court and Summer Tree Court, and later on Muirfield Avenue. Larger plans of about 2,800 to 4,500 square feet followed from 2000 to 2002. They line the courts off eastern Rudolph Drive and Arielle Lane, Peter Place and Astorian Drive. Custom homes, the biggest over 8,000 square feet, were built on hillside lots through 2007. A fifth map, recorded in 1999, divided the open slopes behind the homes into nine large lots, and county records still show them as vacant.

The Simi Hills Homeowners Association, incorporated in 1999, covers about 190 homes and is managed by GM Management; dues averaged about $31 a month in 2023. Some residents call it the South Hills HOA, and the neighborhood’s Nextdoor group is Simi South Hills. The streets were dedicated to the city as public roads. Hillside Middle School is just to the north on Fitzgerald Road, and Crestview and Hollow Hills elementary schools and Royal High are a short drive away.
