Happy Homes Construction Co., a general partnership, was the owner when the map was recorded in June 1961, with the land still in unincorporated Ventura County. County records date nearly all the houses to 1962, most about 1,350 to 1,850 square feet on lots of roughly 8,000 to 11,700 square feet. The Royal High School campus borders the tract to the east.
