The Sunkist Tract is a mid-1960s neighborhood of about 325 single-family homes on both sides of Royal Avenue in central Simi Valley, running from the Arroyo Simi south to Fitzgerald Road. Its houses fill two county tract series, Tract 1347 (recorded 1963) and Tract 1320 (1964). The same Oxnard civil engineer laid out both for four companies.

About

Living in Sunkist Tract

North of Royal, Tract 1347's 145 homes line Plum, Whitcomb, Currant and Cherry avenues, Rosemary Street and Elizondo Avenue, which is where the fruit and herb street names are. Its maps were recorded in July 1963 for Lagind, Inc. and Orange Manor, Inc., while the area was still unincorporated county land. South of Royal, Tract 1320 adds 182 homes, recorded in 1964 for Oxgind, Inc. and Tamar Manor, Inc. County assessor records show the same few house sizes on both sides of Royal, and home sales on Cherry and Whitcomb avenues still use the name "Sunkist (Cherry)."

Frontier Park is a small lawn and playground run by the Rancho Simi Recreation and Park District. It sits on the Arroyo Simi Bike Path just west of the tract along Elizondo. Hillside Middle School is across Fitzgerald Road from the south end, Crestview Elementary is a few blocks southeast, and Berylwood Elementary is just north of the arroyo. Grace School's private junior-senior high campus is on Cherry Avenue at the east edge.

The lay of the land

Mid-1960s single-family tract homes of modest size on lots near 6,500 sq ft, with public streets and no HOA.

"Sunkist" is an informal name, used in home sales and by a Nextdoor neighborhood group, so it has no fixed boundary. This page covers Tracts 1347 and 1320, which share a subdivision history and house sizes; homes in both are sold under the name "Sunkist (Cherry)."
