About

Living in The Woodlands

The city adopted the Runkle Canyon Specific Plan, long called Runkle Ranch, in 2004. It allows 461 homes on 1,595 acres and keeps about 1,150 acres as open space. Grading halted in 2006 over residents' concerns about contamination from the nearby Santa Susana Field Laboratory. State regulators found the canyon safe in 2010, and grading restarted in late 2013.

The streets are public, and the houses share The Woodlands Community Owners Association. Two pieces are still to come: 25 custom estate lots, where the city approved 21 home designs in May 2026, and a 138-unit senior condominium site on Sequoia Avenue, where the drives were paved by 2016 but the county's late-2025 aerial photos still show no buildings. Runkle Canyon Park on Fir Avenue opened in 2016. It has basketball and sand volleyball courts, picnic and play areas, and the lower trailhead of the Runkle Canyon Trail, which climbs past an old quarry to the uplands west of Burro Flats.

The lay of the land

A 2010s canyon subdivision of detached homes on public streets, ringed by about 1,150 acres of open space, with a neighborhood park and a trail that climbs into the Simi Hills.

Public sources tie a builder only to KB Home's Arroyo Vista. Lennar's documented role is as KB Home's joint-venture partner in the developer, Runkle Canyon LLC. The Acorn reported in 2016 that KB Home planned to work with Lennar on the senior condominiums.
