About

Living in Dos Vientos

Planning started in 1976. When grading began in 1997, the Los Angeles Times called it the largest residential project in Newbury Park's history. Courtly held the east end and sold lots to builders including Greystone. The pension trust sold its graded west-side lots to other builders. The result is about two dozen named neighborhoods. They range from the Aldea townhomes and the compact homes of Harvest Moon to gated enclaves such as the Haciendas, Estancia, Virazon, Palermo and Sedona, and the multi-acre custom estates of La Serena.

Two master associations, West and East, cover the community, and many tracts also have their own association. Residents share Dos Vientos Community Park, a small village shopping center, trails into the open space, and Sycamore Canyon School nearby. The whole area is mapped Very High fire hazard, and wildfires forced evacuations in 2013 and 2018.

The lay of the land

Hilly master-planned community with a peak elevation of about 2,500 feet. It has curving planned streets, neighborhood parks and trail access to the surrounding Dos Vientos and Rancho Potrero open space. All of Dos Vientos lies in a Very High Fire Hazard Severity Zone on the state's March 2025 map for local responsibility areas.

Several street names match neighborhood names elsewhere in Dos Vientos: Via Encanto is in Lucera, Via Cresta is in Villa Encanto, Via Monterey is in Cielo Real and Via Palermo is in Estancia. On the west side, several neighborhoods share one recorded tract map, and their names are the ones used in home sales and by local agents.
