Living in Monticello Estates
Most of the homes sit on Greendale Circle, Churchill Drive and the Preakness Place cul-de-sac. Five more surround Fernhill Court at the west end, across Lynn Road from Fernhill Avenue. Behind and between the two groups, the map set aside a 21-acre hillside lot and dedicated it to the city. That parcel is now part of the Conejo Open Space Conservation Agency's Potrero Ridge Open Space. County parcel records show houses of about 2,300 to 4,400 square feet.
City records list the original Monticello homeowners association as disbanded, and the streets were dedicated as public roads. Homes here are still sold under the Monticello Estates name. Hickory and Cypress parks are close by, as are Dos Vientos Open Space and the trails of Rancho Sierra Vista. The entire tract lies within the city's mapped Very High Fire Hazard Severity Zone.
The lay of the land
