Vallecito Mobile Estates is a 303-space manufactured-home community at 1251 Old Conejo Road in northwest Newbury Park, just south of US 101 near the top of the Conejo Grade. The City of Thousand Oaks lists it as a senior park. Its owner, Vallecito Mobile Estates, Ltd., recorded Tract 5824 in 2012, which gave each space its own numbered lot.

Living in Vallecito Mobile Estates
The homes line short internal lanes with Spanish names, including El Cielo, La Lomita, La Encina, Monte Vista and Vista Conejo. The 2012 map also set out three lettered lots around them. County parcel records show the whole tract changing hands in one June 2016 transaction, and city records now list Sun Communities as the management company. Sun Communities describes Vallecito as a gated 55+ community with a clubhouse, a heated pool and spa, a putting green, miniature golf, a fitness center and an RV storage area.
Pepper Tree Playfield is just down Old Conejo Road. The hillsides around the park belong to the Vallecito and Old Conejo open spaces, both held by the Conejo Open Space Conservation Agency. The city's fire hazard map places the community in a Very High Fire Hazard Severity Zone.
