Casa Conejo
Casa Conejo is the grid of one-story houses between US 101 and Borchard Road at Newbury Park's west end, running from Jenny Drive east to Sequoia Middle School. Three related companies (Jeanne Homes, Bilmal Co. and Rosehedge Corp.) recorded it in 1960–62 as seven units of Conejo Valley Estates. A small addition followed in 1966, and the neighborhood now holds about 1,000 homes.

Living in Casa Conejo
Sales opened in 1960, making it Newbury Park's first planned tract, four years before Thousand Oaks incorporated. A 1960 advertisement reproduced by Conejo Valley Guide offered three-bedroom, two-bath homes from $14,995. County records put most lots at 7,900 to 9,000 square feet, and the same few house sizes repeat, from about 1,230 to 1,630 square feet.
It looks like the rest of Newbury Park but is an unincorporated county island. Voters turned down annexation in the 1980s, when Thousand Oaks took in other islands. The 2020 Census counted 3,267 residents. Land use is set by Ventura County's Thousand Oaks Area Plan, updated in 2020, which treats Casa Conejo as one of its planning sub-areas and calls for careful review of any expansion of existing industrial uses in the area to keep them compatible with nearby homes. Residents have no city council member; instead the Casa Conejo Municipal Advisory Council, formed in 2009, meets monthly at Walnut Elementary.
The lay of the land
A grid of one-story homes on lots of roughly 8,000 square feet, crossed by the Arroyo Conejo. Walnut Elementary sits inside the neighborhood on Dena Drive, and Borchard Community Park, Newbury Park High School and Knoll Park are next door. Water comes from California American Water and residents pay Thousand Oaks for wastewater service. Parks are run by the Conejo Recreation and Park District. Ventura County Fire and the Ventura County Sheriff's Office, which patrols the unincorporated area from its East County station, cover public safety. On the county's fire hazard layer, the blocks nearest US 101 fall in local fire hazard zones rated moderate to very high: Frankie, Gloria and parts of Jenny drives, plus the Verna/Lois pocket. Most of the neighborhood is not in a mapped zone.
The recorded tract maps call the subdivision "Conejo Valley Estates." It was sold as Casa Conejo Estates and today goes by Casa Conejo. Mailing addresses read Newbury Park or Thousand Oaks, but the neighborhood is unincorporated Ventura County, not part of the city.
