About

Living in American Oaks

Most streets carry tree names, from Orangewood, Cottonwood and Evergreen to Maplewood, Elmwood and Firwood, with Wilshire Place and Barrington Court on the east side. County assessor data shows typical lots of 7,000 to 8,500 square feet and homes mostly between about 1,050 and 1,800 square feet. Two later pockets of larger homes sit along Wendy Drive: Blondell Place, Pickford Court and Grable Place (1979), and Deer Willow and Holloway courts (1989).

The streets were dedicated to the city, and the city's HOA records list no association here. Wendy Park, a four-acre CRPD park with a playground, basketball court and picnic tables, is on American Oaks Avenue, and Felton Street leads south to an entrance to the 188-acre Deer Ridge Open Space. CAL FIRE's 2025 maps put most parcels in a Very High fire hazard severity zone.

The lay of the land

Early-1970s single-family streets, most with tree names, on lots of about 8,000 square feet, with a neighborhood park and the Deer Ridge open-space hills to the south. Most parcels are in CAL FIRE's Very High fire hazard severity zone.

The American Oaks name comes from the owner of record on the 1970–73 tract maps. The 1979 and 1989 infill tracts are listed here because they sit inside the same blocks, but it is not clear whether their residents use the name.
