The Runkle Canyon plan set aside 25 custom-home estate lots of at least 20,000 square feet. Most lie in two units recorded in April 2015: Tract 5364-1, off Comet and Watson avenues on the west side, and Tract 5364-2, on Hazelnut Court, High Point Place and Cobbler Hill Court at the north end.

About Estate Lots — Tracts 5364-1 and 5364-2
County parcel records still list the lots as vacant. In May 2026 the city approved siting and architecture for 21 homes on existing estate lots. Blue Mountain Development applied on behalf of Runkle Canyon LLC, and the approved addresses also include 134 Redwood Grove Court and four White Bark Lane lots.

The Woodlands, Simi Valley
The Woodlands is the master-planned neighborhood in Runkle Canyon, at the south end of Sequoia Avenue in southern Simi Valley. Runkle Canyon LLC, a joint venture of KB Home and Lennar, recorded its four tract maps in 2015. About 298 detached houses went up between 2016 and about 2022, beginning with KB Home's Arroyo Vista, whose model homes opened in January 2016.
