Tract 1320 is the southern half of the Sunkist Tract: 182 homes between Royal Avenue and Fitzgerald Road on Cutler, Torrance, Rosecrans and Stinson streets and Haven and Whitcomb avenues. Its ten units were recorded from April to July 1964, eight for Oxgind, Inc. and units 5 and 6 for Tamar Manor, Inc.

Sunkist Tract, Simi Valley
The Sunkist Tract is a mid-1960s neighborhood of about 325 single-family homes on both sides of Royal Avenue in central Simi Valley, running from the Arroyo Simi south to Fitzgerald Road. Its houses fill two county tract series, Tract 1347 (recorded 1963) and Tract 1320 (1964). The same Oxnard civil engineer laid out both for four companies.
