North Ranch
North Ranch is Westlake's hill country: the canyons and ridges north of Thousand Oaks Boulevard, wrapped around the private North Ranch Country Club. The Prudential Insurance Company of America, owner of record on most of its tract maps, began subdividing in 1976, and homes went up from the late 1970s into the 2000s. City parcel data shows roughly 2,700 homes inside the master association's boundary.

Living in North Ranch
Most of the area joined Thousand Oaks through the Westlake North Ranch Addition, recorded in late December 1972. The southwest corner around Skelton Canyon Circle and Northgate had come in with a 1969 annexation. Addresses use Westlake Village and ZIP 91362, and the schools belong to Conejo Valley Unified.
North Ranch is a patchwork of nearly 30 recorded tracts. Single-family homes on half-acre and larger lots fill Prudential's original Tract 2343 and its neighbors. Gated Country Club Estates climbs the ridges along Lakeview Canyon Road, and Westlake Ranch holds Whitehawk's late-1980s and 1990s custom homes. Golf-course duplexes, townhomes and condominiums fill tracts such as Ben Johnson Fairway Homes, Kensington Park and Hidden Canyon. More than a dozen sub-associations sit under the Westlake North Ranch Property Owners Association.
