About

Living in Triunfo Canyon

County records explain the patchwork. Homes on the lower stretch of Triunfo Canyon Road sit on pieces of Tract 2804. That 1917 map divided part of Rancho Las Virgenes into six lots of 430 to 640 acres. Lobo Canyon's parcels are described by federal survey sections instead. Most lots run one to ten acres, and about half the houses were built between 1970 and 2000.

Los Angeles County handles planning and services here, and the Census Bureau places the canyon in the Las Virgenes Unified School District. CAL FIRE maps it as a Very High Fire Hazard Severity Zone, and its inspectors counted about 20 homes destroyed here in the 2018 Woolsey Fire. Triunfo Creek Park's trails begin off Triunfo Canyon Road, and Peter Strauss Ranch is about a mile away on Mulholland Highway.

The lay of the land

Winding canyon roads through oak woodland and open hillsides. Lots are large and rural, with a few vineyard, camp and pasture parcels mixed in. There are no tract-built streets.

Triunfo Canyon Road continues west into the City of Westlake Village. There the addresses switch to the 32000 block and ZIP 91361, and the road passes the Oak Forest mobile home park. That city stretch is not part of this neighborhood. Every home in the unincorporated canyon has a 91301 (Agoura Hills) address.
