Living in Indian Hills
The steep ground shapes everything. The city's Indian Hills design overlay reviews new homes for grading, retaining walls, fit with the terrain and how they look from the 101. The Housing Element notes that most of the area has no sewer lines and relies on septic tanks. The General Plan groups Indian Hills with the Southeast Ridge as hillside land meant to stay mostly open. It encourages owners to combine adjoining lots, and some owners have already given up development rights on the steepest slopes. Roughly 100 parcels remain unbuilt.
East of Chesebro Road and outside the overlay are Agoura Hills Country Estates (69 houses, 1981–85) and The Terraces (24 houses, 2014–15), both on sewered tract lots along Agoura Road. All three areas lie in a Very High Fire Hazard Severity Zone. Old Agoura and its park are just across the freeway by way of Chesebro Road.
The lay of the land
Steep hillside lots on public streets. Much of the area is on septic systems, and a city design overlay reviews grading, retaining walls and how homes look from the 101. The tracts to the east are conventional sewered subdivisions. The whole area is in a Very High Fire Hazard Severity Zone.
The name is used two ways. The city's Indian Hills design overlay and its HOA-map area cover only the 1928 subdivision west of Chesebro Road. This page also includes Agoura Hills Country Estates and The Terraces, two separate subdivisions to the east that lie outside that overlay.
