Mountain Meadows
Mountain Meadows is one of Moorpark's largest neighborhoods, with about 2,400 homes in the southwest part of the city between the Arroyo Simi and the city limits, on both sides of Tierra Rejada Road. Ventura County approved it as a 2,500-unit planned community, PC-3, before Moorpark became a city in 1983. UWC-Moorpark Investors recorded the tract maps from 1983 to 1995, and the houses went up from 1984 to 1998.

Living in Mountain Meadows
The community grew one tract at a time, and each tract has its own street-name theme: willows, glens, meadows, groves and hollows, brooks, crests, ridges, views, and the 'dale' and 'wood' streets. Most homes are two-story detached houses of about 1,800 to 4,100 square feet. Traditions, Villagio and Mira Bella add condominiums and townhomes. Many phases have their own small homeowners associations. Every home also pays a city landscape assessment of about $77 a year, which covers the Peach Hill Wash linear park and the Tierra Rejada Road parkways.
Mountain Meadows, Tierra Rejada and Country Trail parks are about eight acres each, and the 69-acre Arroyo Vista Community Park is on the north side near the Arroyo. Moorpark High School and two elementary schools are inside or beside the neighborhood. Fire Station 40 on Cedar Springs Street has served the area since 1989. The western end, which the city calls West Ranch, has the largest houses and the highest prices.
The lay of the land
A master-planned community of curving streets, built tract by tract, with a street-name theme for each tract, a greenbelt along Peach Hill Wash, four city parks and schools inside or beside it. Most homes are detached two-story houses, and three condominium complexes add attached homes. The westernmost section near the city edge has the largest houses and the highest prices.
West Ranch is the City of Moorpark's landscape-district name for the western end of Mountain Meadows: Deauville, Belmont, the Traditions condominiums and a few lots of Tract 4342. It is not a subdivision name, and home sales don't use it. Verona and Tuscany are two names used for homes in the same tract, Tract 4342. Buttercreek Estates and Buttercreek (Mountain Meadows) are separate from the older Buttercreek tract north of the Arroyo Simi.
