Gabbert
Gabbert is Moorpark's semi-rural northwest corner: about 50 homes on large lots along Gabbert Road north of Poindexter Avenue, with the Country Club Estates above and the Hitch Ranch plan area below. It filled in lot by lot. Homes on Darlene Lane and Elwin Street date mostly from the late 1960s to the 1980s, and Colmer Development Company recorded a 21-lot tract of five-acre parcels in 1990.

Living in Gabbert
The city's Housing Element describes the Gabbert subdistrict as a place of bigger ranch lots, horse keeping and a natural, semi-rural setting. East of Gabbert Road, Darlene Lane and Elwin Street hold about two dozen homes on lots split off by parcel maps, ranging from a third of an acre to about nine acres. Farther north, Gabbert Road and Aspen Hills Drive pass parcels of five acres and more, where homes share the hills with open land. To the west, Tract 4081 was laid out on lots of the 1895 Vallette Tract, an early Rancho Simi subdivision, and its lanes are named for racehorses and racetracks.
The biggest changes will come from the south. The Hitch Ranch Specific Plan, approved in 2022, extends North Hills Parkway west to Gabbert Road. Below the parkway, Gabbert becomes an arterial with bike lanes and a trail; above it, Gabbert stays a local road. The plan also calls for lower-density edges next to the existing rural and equestrian neighborhoods. On the west side of Gabbert Road, the city approved North Ranch (Moorpark 67) in January 2023: 134 houses plus five estate lots on about 68 acres. It is covered on the Hitch Ranch page.
The lay of the land
Semi-rural: large lots, horse keeping and open hillsides on Moorpark's northwest edge.
Gabbert is the city's planning-area name for this part of northwest Moorpark, not the name of a subdivision, so its edges are approximate. Outside Tract 4081, most of the land was divided by parcel maps instead of tract maps, so this area has only one tract page.
