HOAMoorpark Master Owners Association — This is the name used in a May 2018 city staff report. A 2017 city report calls it the master homeowners association for Country Club Estates (Tract 4928), and Toll Brothers' 2010 letter to the city calls it the 'Country Club HOA'. The association keeps up common areas inside the community. City Landscape District 15 (Zone A for Tract 4928, Zone B for the Masters) pays for the equestrian trail, the staging area and the related landscaping.

About

Living in Moorpark Country Club Estates

The homes sit on private streets behind keypad gates. Championship Drive itself is a public road that leads to the 27-hole Moorpark Country Club, a Peter Jacobsen design that is run separately from the homeowners association. Street names salute golf champions such as Hogan, Trevino, Palmer, Sarazen, Littler and Zaharias, and the Masters section borrows from the Augusta tournament with Augusta Drive and Raes Creek Road. Lots commonly run from a third to two-thirds of an acre. Most houses are two-story Toll plans of roughly 4,000 to 5,900 square feet.

The land was first entitled under a 1996 development agreement with Bollinger Development Corporation, and Toll Brothers took over the project after that. A 2005 environmental review covered 85 more homes on two neighboring sites, but only the Masters went ahead; in 2017 Toll told the city it would not build Tract 5464. A city landscape district maintains the equestrian trail and the staging area on Grimes Canyon Road. The city's 2021–2029 Housing Element describes this "Championship" area as multimillion-dollar hilltop homes around the golf course and put average sales near $1.6 million at the time.

The lay of the land

Large, mostly two-story Toll Brothers homes on private, gated streets around a 27-hole golf course. Many lots look out over fairways or the surrounding hills. Street names honor golf champions, from Hogan and Trevino to Palmer, Nicklaus, Sarazen and Zaharias. A city-maintained equestrian trail runs between Grimes Canyon and Walnut Canyon roads.

The city's Housing Element uses "Championship" and "Walnut Canyon" as planning labels for this part of Moorpark. Both cover more ground than this community.
