About

Living in Buttercreek

Butter Creek Road, Pepper Mill and Meadow streets and nine short courts hold single-family homes of roughly 1,800 to 3,600 square feet on lots of about 6,500 to 8,900 square feet. Avedon and Talmadge roads have 78 homes of about 1,200 to 2,300 square feet, while Heather Glen's 191 smaller homes, some attached, line Penrose and Elderberry avenues and nearby courts.

All of the maps were recorded under Ventura County, before Moorpark became a city. The Butter Creek/Peppermill tract has no HOA, according to recent sales; instead its lots pay a small city assessment, $11.62 each for 2026–27, for the entry monument at Butter Creek Road and Los Angeles Avenue and the Pepper Mill Street plantings. Heather Glen has its own association, and Glenwood Park sits on Harvester Street at that end.

The lay of the land

Early-1980s neighborhood of single-family streets and short courts, plus the smaller Heather Glen homes at its east end, with a city-maintained entry monument at Butter Creek Road and Los Angeles Avenue.

Heatherglen Court, a cul-de-sac in the Butter Creek/Peppermill tract, is not part of the Heather Glen tract on Penrose and Elderberry avenues. Buttercreek is also separate from Buttercreek Estates, a later section of Mountain Meadows south of the Arroyo Simi. Listings can blur the two: a 2026 listing for a 1983 house on Wildflower Court, in the Butter Creek/Peppermill tract, gave its subdivision as Buttercreek Estates.
