About

Living in Carlsberg

The City Council adopted the Carlsberg Specific Plan in October 1990 and replaced it with an amended version in September 1994. The plan area runs from the Arroyo Simi and New Los Angeles Avenue south to Tierra Rejada Road. Besides the homes, it includes the Moorpark Marketplace shopping center, the Patriot Commerce Center business park, a school site and about 220 acres of natural open space. Two master maps recorded in 1997 divided the land into large lots. Miller Parkway, called Science Drive on the original maps, became the main road through the area.

Cantara holds the northwest corner and Alterra the center. Trieste, with the largest lots, sits just south of Mesa Verde Middle School, and Toscana occupies the southeast corner near Tierra Rejada Road. The Serenata HOA is the master association, with dues of about $155 a month, and every home also pays the city's Zone 12 landscape assessment ($446 in FY 2026-27). Miller Park, a 6.5-acre city park on Miller Parkway, has a playground, pickleball courts and a picnic pavilion.

The lay of the land

A planned community of four gated single-family enclaves along Miller Parkway, surrounded by hillside open space. The Moorpark Marketplace shopping center and the Patriot Commerce Center business park sit at its northern edge.

The City of Moorpark calls this area the Carlsberg Specific Plan. Residents, real estate listings and the HOA generally call the homes Serenata. The enclave names (Cantara, Alterra, Trieste, Toscana) are used in home sales and do not come from the recorded maps.
