About

Living in Moorpark Home Acres

The 1928 map took its lots from Tract M of the old Rancho Simi, with the Rancho Las Posas line along its northern edge. It also dedicated Hitch Boulevard and Citrus, Ternez, Hill and Santa Rosa drives as public streets. Since then, a few dozen small parcel maps recorded between 1967 and 1997 have split some of the lots. County zoning is still Rural Exclusive, with a 20,000-square-foot minimum lot size.

The neighborhood sits outside both Moorpark's city boundary and its sphere of influence, so land use is a county matter. Even so, addresses read Moorpark 93021, and the area lies within Moorpark Unified and Ventura County Waterworks District No. 1. Home Acres lots also pay half the upkeep of a landscaped buffer that the city maintains at the west end of West Ranch, at $37.68 per lot in 2026-27.
