About

Living in Oak Park Tract (Original Oak Park)

The first houses went up around Mae Boyar Park and Brookside Elementary on Birchwood, Oakleaf, Pinewood and Satinwood. The community history site says a second unit on Maplegrove, Pinion, Bayberry and Smoke Tree followed in 1968, and a later phase on Pinion and Joshua brought the first two-story plans. Sabra Avenue, Locust Avenue and the west side of Smoke Tree Avenue filled in west of Kanan in 1970–72. Together the five units hold about 600 homes, which matches the county area plan's account of Oak Park's first 600 dwellings, built before the 1974 settlement that led to the master plan.

Most original houses are single-story plans of about 1,300 to 2,000 square feet on lots of roughly 7,000 to 9,000 square feet, and there is no homeowners association. Some homes back onto open space. The Fire Safe Council's 2023 risk assessment notes that some of Oak Park's oldest homes sit on that edge and recommends assessing homes one at a time.

The lay of the land

These are Oak Park's oldest streets. Most homes are single-story ranch houses, with early two-story plans on modest lots, and the original sections have no HOA. Mae Boyar Park and Brookside Elementary sit in the middle. The Medea Creek trail, the community gardens on Kanan Road and the Sunrise Meadow trailheads off Smoke Tree Avenue are all close by.

Agent guides draw the line between Oak Park Tract and Chaparral Estates differently near the east end of Smoke Tree Avenue. Some count the 1979 streets of Tract 2621 (Buttonwood, Basswood, Peregrine and Woodcrest) as part of Oak Park Tract. This guide covers those streets under Chaparral Estates, which shares their developer and floor plans.
