Living in Morrison Sutton
The houses repeat a small set of floor plans. County assessor records put most of them at about 2,500 to 3,550 square feet, and a few have grown larger, up to about 5,500. Most are two stories, though fire-inspection records show some single-story plans as well. Lots run from about 0.22 to 0.77 acre and are typically about 0.3 acre; roughly 140 of the 360 reach a third of an acre or more. The name pairs the builder's name with Sutton Valley, a local name for this part of Oak Park that also appears in the town's history.
The Morrison Estates Owner's Association covers the neighborhood, and the Oak Park Fire Safe Council counts it among Oak Park's designated Firewise USA communities. The streets are public county roads with no gates. Eagle View Park, a small park with a playground, a basketball court, picnic tables and a walking path, sits inside the neighborhood on land the tract map set aside. The China Flat Trail starts from Lindero Canyon Road and King James Court and follows an old ranch road into the open hills; past its first quarter mile it runs on National Park Service land. Those hills bring real fire risk: CAL FIRE inspectors recorded nine homes destroyed here in the 2018 Woolsey Fire, so buyers should look into fire preparation and insurance early.
The lay of the land
A single late-1980s Morrison Homes subdivision of family homes, mostly on courts and short streets. It surrounds Eagle View Park and backs onto open hills on Oak Park's northern edge.
Not to be confused with Morrison Ranch Estates in Agoura Hills, a separate neighborhood across the Los Angeles County line. "Morrison Estates" and "Sutton Valley" are two halves of one name for this neighborhood, not separate sections.
