About

Living in Shadow Ridge

County parcel records list 27 buildings. Eight four-level buildings on Oak Bend Lane, Oak Run Trail and Sutton Crest Trail hold 36 flats apiece, at about 780 or 1,104 square feet. There are no elevators, so the upper floors mean stairs. Nineteen smaller eight-unit buildings hold the larger units, mostly about 1,230 to 1,245 square feet, which agents often call the townhomes.

One association, Shadow Ridge HOA, looks after the shared grounds. Agent guides list two pools, a fitness room, racquetball, and tennis and basketball courts with a barbecue area, and say dues cover water, trash and basic cable. The same developer mapped the separate Shadow Oaks condominiums on Spanish Oak Lane as Tract 4325.
