Waverly Heights
Waverly Heights is a neighborhood of about 250 single-family houses in central Thousand Oaks, in the corner east of Moorpark Road and north of Janss Road. Four related land companies (Chiswick, Nimick, Suffolk and Newton Estates) mapped it in four units in 1957 and 1958, while the area was still unincorporated county land. Living in Waverly Heights
The first map was filed in March 1957 under the plain name Waverly Heights. It laid out 91 lots of close to half an acre on Waverly Heights Drive, Montgomery Road and two cul-de-sacs, and houses filled them in over several years. Units 2 to 4 (Tracts 1015, 1043 and 1063) followed in 1958 with lots of about a third of an acre on Colgate, Wellesley and Rutgers drives and Country Club and Old Farm roads. Nearly all of those lots were built on in 1959. Most homes are about 1,400 to 2,800 square feet. The streets are public, and the city's HOA map shows no association here.
Waverly Park is an 8.8-acre CRPD park next to the Conejo Valley Adult School, with a ball field, a playground and a walking path. The grassy knoll of Labisco Hill Open Space rises across Moorpark Road. Some local agents' maps carry the name north to Avenida de las Flores and take in two 1958 Park Oaks units with smaller homes. Glenwood Elementary, Los Cerritos Middle and Thousand Oaks High are the nearby public schools.
The lay of the land
Late-1950s family streets on third- to half-acre lots between Moorpark Road and Waverly Park
Waverly Heights is the recorded name of four subdivision units mapped in 1957–58. Some local agents' maps also use the name for the Park Oaks blocks (Calle Clavel, Calle Jazmin) between the neighborhood and Avenida de las Flores. Those blocks were a separate 1958 subdivision and are listed here as their own tracts.
