About

Living in Saddlebrook

Lots run about one to two acres. House sizes range from about 2,000 to 6,000 square feet, and most fall between 3,000 and 4,500. Both maps dedicated the streets to the county as public roads, so the neighborhood has no community gate. Six homes at the north end share a private access easement off Las Posas Circle. The 1981 map records that a homeowners association agreed in its CC&Rs to maintain a flood-control easement. Recent sales records in that tract show dues of about $20 to $72 a month, with horse and hiking trails among the amenities.

On the state fire marshal's 2025 hazard map, Charisma Court and most of Glenside Lane are in a Very High zone. Highridge Court and a few homes on Glenside Lane and Las Posas Circle are mapped High. Santa Rosa Technology Magnet School is about a mile and a half east on Santa Rosa Road.

The lay of the land

Custom homes from the 1980s on acre-plus lots along public side streets just north of Santa Rosa Road. Horse and hiking trails are among the amenities.

Saddlebrook is a real estate name ("Saddlebrook - 2532" in home sales); it does not appear on the county tract maps. The name carries Tract 2532's number but is also used for Highridge Court homes in Tract 2739, so this page treats the two tracts together. One more house at the west end of Highridge Court is on a separate parcel map and is not counted here.
