About

Living in Hidden Meadows Estates

Andalusia Drive is the main street. Marvella Court, Old Butterfield Road, Alicante Court, Alhambra Court and San Sebastian Court branch off it. Those names came after the maps were filed. In October 1982 the county recorded changes that turned the mapped Overland Street into Andalusia Drive, and Troy, Greene, Cheney and Leggit courts into Marvella, Alhambra, San Sebastian and Alicante courts. None of the streets are on the county's list of county-maintained roads.

The maps name a land company, not a homebuilder, and the houses vary widely: county parcel records list homes from under 3,000 to more than 10,000 square feet. One hilltop home on Marvella Court dates to 1999, and 2025 sales records showed association dues of $250 a month. In March 2025 the Santa Rosa Valley advisory council heard that Hidden Meadows' resident leader had completed the neighborhood's Firewise USA risk assessment.

The lay of the land

Tract 2732-1 is known in home sales as Hidden Meadows Estates 1. Tracts 2732-2 and 2732-3 share its tract number, subdivider, recording period and street system, so this guide treats all three as Hidden Meadows.
