About

Living in Westwind Ranch

County records class the houses as tract homes and show four repeating plans, though no builder is named. Three plans of about 2,650, 2,920 and 3,140 square feet are single-story, and a two-story plan runs about 3,335 square feet; one home measures about 3,490 in assessor records. Lots range from just over one acre to nearly one and a half, under the county's Rural Exclusive one-acre zoning.

The tract map shows Chippenham and Blanchard roads as private, with an access easement for public-safety agencies, plus storm-drain easements for a homeowners association and a 10-foot public equestrian easement along Blanchard Road. Homes here are sold under the name Westwind Ranch. Sales records from 2026 showed association dues of $270 a year and noted septic systems and horse trails. Valley Estates borders the tract on the west, Santa Rosa Valley Park is less than a mile southwest, and nearly every lot sits in a Very High Fire Hazard Severity Zone on the state's 2025 map.
