About

Living in Bridlewood

The houses came from a short list of plans. County records show 172 of the 175 started as one of four designs: single-story homes of about 2,370, 2,670 and 3,250 square feet, and a two-story plan of about 3,080 square feet. Most lots are one to two acres, a few are larger, and the county zones the area Rural Exclusive. The streets were dedicated to the county as public roads, so there is no gate.

Trails hold the place together. The original maps reserve homeowners-association equestrian and flowage easements along many lot lines, and the Bridlewood Homeowners Association holds a 10-foot equestrian easement recorded in 1989. Its trail beside the county's Santa Rosa Road No. 2 debris basin, at Vista Arroyo Drive, has been closed for years over easement and liability questions. It came before the Santa Rosa Valley Municipal Advisory Council in 2021, 2023 and 2024.

The lay of the land

Bridlewood is not a recorded subdivision name. This guide treats it as Units 2 through 7 of Tract 2880. They share an owner of record, homeowners-association easements and the same four house plans. County records do not publish the association's exact boundary. Units 1 (on Presilla Road) and 8 (Lexington Hills) of the same tract are not part of Bridlewood.
