About

Living in Santa Rosa Estates

The name has appeared in home sales as "Santa Rosa Estates 3200," matching Tract 3200, the 14-lot Principe Place cul-de-sac recorded in 1986. This page also takes in the two other recorded tracts on the same road, one on Churchman Lane and one on upper Yucca Drive, Buggy Lane and Oatfield Way. The rest of Yucca Drive and Yucca Way was split lot by lot, and most of those houses date from the 1960s and 1970s.

Yucca Drive and its side lanes are private roads that the County does not maintain. Lots run about an acre or more under Rural Exclusive zoning, and the 2025 fire hazard maps place the area in a Very High zone. Santa Rosa Valley Park is just west on Hill Canyon Road, and the Blanchard Road trail is a short distance east.

The lay of the land

Private estate lanes on the valley floor that mix late-1980s and early-1990s tract houses with older homes on larger lots, all zoned Rural Exclusive (RE-1 ac)

"Santa Rosa Estates" is a real estate name tied to Tract 3200 on Principe Place. It does not appear on any recorded map or association document. This page applies it to the whole private Yucca Drive pocket, including Churchman Lane and the Buggy Lane / Oatfield Way tract, because neither has a community name of its own.
