Sales records for homes in that tract from 2024 to 2026 show dues of about $20 to $72 a month, with horse and hiking trails among the amenities. The houses run from about 2,700 to 4,500 square feet. Charisma Court was dedicated as a public road, and the six lots along Santa Rosa Road gave up direct access to it. The Saddlebrook name used in home sales ("Saddlebrook - 2532") carries this tract's number, but no dues or homeowners association are on record for these homes. All 13 are mapped Very High on the 2025 state fire map.

Saddlebrook is a neighborhood of 72 homes on Charisma Court, Glenside Lane, Highridge Court and part of Las Posas Circle, north of Santa Rosa Road in the central Santa Rosa Valley. Two county tracts, recorded in 1977 by Penny Bank Investment and in 1981 by Santa Barbara Savings and Loan Association, created the lots, and the houses went up between 1980 and 1992.
