About

Living in Santa Rosa Highlands

Orions Flight Way climbs from Santa Rosa Road to Pacific Breeze Drive, which runs along the ridge. Southern Cross Court is a short spur at the northwest corner. Apart from one lot of about 15.6 acres, lots range from just over an acre to about five and a half, and most are close to two acres. Assessor records put the houses at roughly 5,000 to 12,000 square feet. County aerial photos show the hill being graded in fall 2002 and the first houses rising by 2004. County records still show two lots without a house.

The tract map set aside about 25 acres as association open space, along with trail and equestrian easements. The whole hillside is in a CAL FIRE Very High Fire Hazard Severity Zone, so clearing brush and keeping defensible space are part of owning a home here.
