Living in Valley Estates
Engineer Richard L. Gerry laid out most lots at 90 by about 220 feet, just under half an acre each, along a 50-foot street that ended in a cul-de-sac. The county accepted the street as a public road and still maintains it. On the map, the road along the tract's south edge is labeled Camarillo Road; today it is Santa Rosa Road. County assessor data list 17 houses at about 1,200 to 2,300 square feet and seven at about 2,800 to 4,500. One house on Santa Rosa Road dates to 1941, which makes it older than the map.
Past the old cul-de-sac, Barbara Drive continues north to eight more homes on parcels outside the 1953 map. Tract 3530, the 1988 Chippenham Road subdivision with lots of one to one and a half acres, borders Valley Estates on the east, and Yucca Drive runs parallel to the west. CAL FIRE's 2025 local map puts most lots in a Very High Fire Hazard Severity Zone and a few near the cul-de-sac in a High zone. Santa Rosa Valley Park on Hill Canyon Road is less than a mile to the southwest.
