Tract 4409 (outer West Stafford Road and Morvale Drive)
Tract 4409 is the outermost and least built-up part of the Sherwood estates, with large hillside lots at the far reaches of West Stafford Road and Stafford Road, along Morvale Drive and at the west end of Calbourne Lane. Ventura County approved it in February 1993, and its eight phases were recorded from 2000 to 2006.

The 1993 approval allowed 49 home lots on about 640 acres, and a 2005 modification raised the total to 77. Most lots are two to six acres, and eleven parcels are 20 acres or more. The assessor lists seven finished houses so far. In 2024 the county approved two more, each with a 1,200-square-foot accessory unit, on five-acre lots off West Stafford Road, and the developer lists one of them for completion in 2026.

Sherwood Country Club Estates is the guard-gated community on the south and west sides of Lake Sherwood, in unincorporated Ventura County. Its oldest lakeside lanes were mapped in 1923. The estate tracts around Jack Nicklaus's 1989 golf course followed from 1990, subdivided by LSR Limited Partnership, later renamed Sherwood Development Company. County assessor records list about 450 homes.
