Lynn 1 is where Lynn Ranch began. A February 1957 survey map titled Arroyo Acres (Lynn Ranch), filed for The Moreland Company, laid out 72 lots of about an acre on Calle Arroyo, Calle Yucca, Calle Laredo and Camino Santos Reyes. About 75 homes stand there today.

About Lynn 1 (Arroyo Acres)
Unlike the later units, it was filed as a record of survey, not a numbered tract map. Its 1957 CC&Rs allow one horse per lot, more by permit, and bar splitting off lots under 44,000 square feet. The POA says Lynn 1 is the only section with mandatory dues. In 2004, Lynn 9-1, 9-2, 9-2A and 11 were brought under its CC&Rs.

Lynn Ranch, Thousand Oaks
Lynn Ranch is an unincorporated pocket of Ventura County surrounded by Thousand Oaks, west of Lynn Road and north of Hillcrest Drive. Its lots were mapped between 1957 and 1965 by The Moreland Company, Conejo Oaks Co., Janss Corporation and Harran Corporation, and one more small tract followed in 1990. Today it has roughly 650 to 675 homes.
