Hillcrest Estates is the older of Hillcrest's two tracts, with 80 homes in the corner where Golden Eagle Drive meets Kanan Road. Sutton Hills, Ltd., with Calmark Property Inc. as general partner, recorded the 16-acre Tract 4353 in August 1988. County assessor records date the houses to 1988-1990, most of them to 1989.

Trousdale Street comes in from Golden Eagle Drive, passes Bellagio Court and turns into Benedict Court. Covewood Street runs north off Benedict Court past Durant Court and continues through the neighboring Sterling Oaks tract to Golden Nugget Way. Most houses are two-story plans of about 2,040 to 2,380 square feet on lots with a median of about 4,800 square feet. The Hillcrest Estates name comes from local agent guides. CAL FIRE recorded no Woolsey Fire damage here.

Sutton Hills, Ltd., with Calmark Property Inc. as general partner, recorded its two tracts in 1988 and 1989: Hillcrest Estates (80 homes, built 1988-1990) and Hillcrest Pointe (100 homes, built 1990-1993).
