The Mayer Group filed the first two units, and Coastfed Properties, the renamed Mayer Group partnership, filed the third. Homes are mostly two-story, about 1,600 to 2,250 square feet, on lots of roughly 9,500 to 14,700 square feet. It adjoins Indian Hills but lies outside Tract 2622.

It grew from Tract 2622, recorded in eight units from 1977 to 1980, mostly by the Mayer Group and its partners. Homes followed in waves from 1978 to 2000; county parcel data counts about 680 houses, including gated White Cloud Estates.
