Metropolitan Development Corporation recorded the 47.8-acre map in May 1978, and its 138 houses on Buttonwood, Basswood, Peregrine, Woodcrest and east Smoke Tree nearly all date from 1979.

Most homes use the same four plans as the western tracts, about 1,690 to 2,400 square feet, and nearly two-thirds are two-story; some have been enlarged to 3,000 square feet or more. Lots are larger here, with a median near 10,500 square feet and nine hillside lots over half an acre. Sunrise Meadow Ridge Trail has trailheads on Smoke Tree Avenue and Peregrine Circle, and the 2018 Woolsey Fire destroyed one home on Peregrine Circle.
