North Ranch
North Ranch, which the city also lists as Moorpark 67, is a separately approved neighborhood of 139 homesites on about 68 acres at 5979 Gabbert Road, just west of the Hitch Ranch plan area. West Pointe Homes won City Council approval in January 2023. Current county records show nothing built yet.

About North Ranch
North Ranch is not part of the Hitch Ranch Specific Plan. It has its own map (Vesting Tentative Tract Map 5847) and its own environmental review, and Hitch Ranch land lies across Gabbert Road to the east and along its southern side. It also has no connection to the North Ranch community in Westlake Village. The plans call for 134 one- and two-story houses of about 1,500 to 3,200 square feet with attached two-car garages, in Farmhouse, American Classic and Cottage styles, plus five estate lots for later custom homes. About 15 percent of the 134 homes are to be affordable. A homeowners association will care for a community park, two dog parks and a multi-use trail along the new North Hills Parkway, and the proposed street names follow horse breeds, such as Thoroughbred Drive and Appaloosa Way.

Hitch Ranch, Moorpark
Hitch Ranch is a planned neighborhood of up to 755 homes on about 277 acres north of Poindexter Avenue and west of Casey Road, at the western edge of downtown Moorpark. The City Council approved its specific plan and master tract map in June 2022, and Lennar is the applicant. As of October 2026, much of the land has been rough graded, but no homes have been built.
